Maslow Capital finances heritage-led Georgian Quarter scheme as branded extended-stay hotel market expands in Cork

Maslow Capital has agreed a €21.3 million senior development facility to finance the delivery of a new 103-key extended-stay hotel in Cork city centre, backing JMK Group’s latest hospitality investment in the city’s growing accommodation market.

The funding will support the development of a Tapestry Collection by Hilton hotel within Cork’s Georgian Quarter, combining the restoration of a protected Georgian terrace with the construction of a new six-storey rear extension. Practical completion is targeted for December 2027.

The project represents another significant investment in Cork’s city centre hospitality sector, where constrained hotel supply continues to underpin new development opportunities. Once complete, the hotel will introduce an internationally branded extended-stay product aimed at both corporate and leisure visitors.

Located within a Georgian terrace designed by Cork-born architect Sir Thomas Deane, the scheme will retain the protected historic façade while integrating it with contemporary accommodation designed to Hilton’s extended-stay standards.

For developers, the project highlights the continued availability of specialist development finance for operational real estate assets with strong market fundamentals, despite more selective lending conditions across the wider commercial property market.

JMK Group, a privately owned hospitality developer and operator established in 2009, has built a portfolio of approximately 2,000 hotel rooms across Ireland and the UK under international brands including Hilton, Marriott and IHG. The group already has an established presence in Cork, having previously developed the Moxy Hotel and Residence Inn by Marriott.

Maslow Capital said the financing reflects growing investor confidence in operational real estate sectors supported by long-term demand drivers. The lender pointed to the resilience of the extended-stay hospitality segment across Europe and Cork’s relatively constrained hotel supply as key factors underpinning the transaction.

The scheme is expected to serve a mix of longer-term corporate guests and leisure travellers, benefiting from its city centre location within walking distance of Cork’s commercial, cultural and transport hubs.

Maslow Capital has funded €12.6 billion of real estate projects across Europe to date. The lender provides financing ranging from €2 million to €750 million across development, refurbishment, bridging and stabilisation facilities, and operates as part of Arrow Global Group’s European real estate and credit platform.

The transaction adds to the pipeline of hospitality-led regeneration projects progressing across Cork city centre, where the adaptive reuse of historic buildings continues to play an increasing role in delivering new visitor accommodation while preserving the city’s architectural heritage.
